This is the question most homeowners actually want answered, and it’s where a lot of contractors have an incentive problem — replacement is a bigger ticket, so “you need a new roof” comes easily.

The honest version depends on three things: how old the roof is, how widespread the damage is, and whether the underlying system is still sound.

Repair usually makes sense when the roof has meaningful life left, the damage is localized — a few wind-lifted shingles, a failed pipe boot, one bad flashing detail — and the decking underneath is dry and solid.

Replacement usually makes sense when the roof is near the end of its service life, damage appears across multiple slopes, granule loss is widespread, or you’ve already repaired the same roof more than once. Patching an aging roof is money spent to delay a decision rather than to solve a problem.

Common Repairs We Handle

• Flashing failures — around chimneys, skylights, walls, and in valleys. The single most common source of roof leaks.
• Pipe boot replacement — the rubber collars around plumbing vents dry out and crack, usually before the shingles are anywhere near done.
• Wind-lifted or missing shingles — often after a storm, leaving underlayment exposed.
• Ridge and hip cap repair — the highest-exposure part of the roof and the first to loosen.
• Decking repair — rotted or soft sheathing found during tear-off or leak investigation.
• Ventilation correction — undersized or blocked attic ventilation shortens shingle life from underneath.
• Leak diagnosis — tracing water back to the actual entry point rather than patching where the stain is.

Signs Your Roof Needs Attention

Most roof problems are visible before they become leaks, if you know what to look for. From the ground or a window, watch for:

• Shingles that are curling, cupping, or cracked
• Bare patches where granules have worn away — or granules collecting in gutters
• Dark streaking or moss, which holds moisture against the shingle
• Visible wear around chimneys, vents, and skylights
• Staining on interior ceilings or walls, particularly after rain
• Daylight visible through the roof deck from inside the attic
• Any sag or dip in the roofline

A sagging roofline is the one that shouldn’t wait. That indicates a structural problem rather than a surface one.

Storm Damage Repairs

If damage followed a storm, it may be covered by your homeowner’s insurance. Hail damage in particular is easy to miss — bruising and granule loss look like ordinary wear from the driveway but meaningfully shorten a roof’s remaining life.

What to Ask Any Roofing Contractor

Whether or not you hire us, these are worth asking before anyone works on your roof:

• Are you licensed in Tennessee, and what’s the license number? Tennessee requires a contractor license for work valued at $25,000 or more. Ours is BC-A/r #85166, held by Roofworx Limited Liability Company.
• Can I see proof of liability insurance and workers’ compensation? If someone is injured on your property and the contractor isn’t covered, that can become your problem.
• What manufacturer certifications do you hold? Certification tiers differ, and only credentialed contractors can register extended manufacturer warranties.
• What does the workmanship warranty cover, and how long? Manufacturer warranties cover defective shingles. Most roof failures are installation-related, which is a different warranty entirely.
• Is flashing being replaced or reused? Reused flashing is one of the most common shortcuts and a frequent source of future leaks.
• Will you provide documentation when the job is done? Product data sheets, warranty registration, and completion photos matter when you sell the house or file a claim.
