The Two Surprises That Blow Up a Dickson County Roofing Budget
Most homeowners here have been given a low bid at some point that got expensive halfway through the job. Nearly always it is one of these two things, and both are knowable before anyone climbs on the roof.
1. Multiple shingle layers
Roofing over an existing layer instead of tearing off was standard practice for decades because it is faster and cheaper. Plenty of Dickson County homes are carrying two layers right now, and a fair number are carrying three, which no current code allows. A second layer also hides everything underneath it — rot, prior leak damage, failed flashing — so nobody knows what is there until the tear-off happens.
Layer count changes tear-off labor and dump cost substantially. We determine it during the free inspection, in writing, before you get a number — not on the morning the dumpster arrives.
2. Board decking instead of sheathing
Homes built before roughly the 1960s were often decked with individual 1×6 or 1×8 boards laid with gaps between them, rather than the continuous plywood or OSB sheathing used today. That is not automatically a defect — original board decking on a sound frame can be perfectly serviceable. But it matters for three reasons:
- Nails that land in a gap between boards hold nothing. On board decking, fastening has to be deliberate rather than pneumatic and fast.
- Many shingle manufacturers require continuous sheathing for full warranty coverage, so an overlay of new sheathing may be needed to keep your material warranty intact.
- Split, cupped or rotted boards have to be replaced individually, and you cannot count them from the ground.
We inspect decking condition as part of the free inspection and give you a per-sheet or per-board replacement rate in the proposal, so if we find rot you already know what it costs. No mid-job renegotiation.
Ridge and Hollow: Two Microclimates, One County
Dickson County sits on the Western Highland Rim, and the terrain creates a real split. Ridge-top properties are wind-exposed with no buffer, so starter course, six-nail high-wind application and edge metal are what keep the roof on. Properties down in the hollows around Burns and White Bluff are the opposite — deep shade, poor drying, and the algae streaking and moss growth that come with permanently damp slopes.

Dickson County Roofing FAQs
Can I just roof over my existing shingles to save money?
Sometimes it is legal, but it is rarely a good idea and we generally will not recommend it. An overlay hides rot and failed flashing, adds significant weight, traps heat which shortens the life of the new shingles, and it means nobody — including you — knows what condition the deck is in. It also limits your material warranty options. If you already have the maximum number of layers your code allows, a tear-off is mandatory anyway.
How do I know if my house has board decking?
Go into the attic in daylight and look up at the underside of the roof. If you see individual boards with thin lines of light between them, that is board decking. If you see continuous sheets, that is plywood or OSB. Either way we verify it during the inspection.
Is Dickson too far out for you to service the warranty later?
