Five things move the number more than material choice does: roof pitch (steep roofs need staging and slow everything down), number of existing layers to tear off, deck condition once it is exposed, the count of penetrations and transitions like chimneys and dormers, and access — a house you cannot get a dump trailer near costs more to roof.

How Long Does a Roof Last in Middle Tennessee?
A standard architectural asphalt roof in Middle Tennessee typically lasts 20 to 30 years — often shorter than its nominal rating. Two local conditions drive that: a summer heat load that bakes shingles from above and below, and a freeze-thaw cycle that swings across the freezing point repeatedly through winter rather than staying frozen. Every one of those swings works joints, fasteners and sealant.
The single biggest controllable factor is attic ventilation. An under-ventilated attic can run 150°F or hotter in July, cooking the shingle mat from underneath. We routinely find roofs that lost five to eight years of service life purely because intake ventilation was blocked by insulation pushed into the soffits. It is the most common defect we find and one of the cheapest to fix correctly at replacement.
How Roofs Actually Fail
Homeowners assume shingles wear out in the middle of the roof. They rarely do. Manufacturing defects in a modern shingle are uncommon. Roofs fail at transitions and penetrations — the places where installation judgment matters. Ranked roughly by how often we diagnose them:
- Flashing. Step flashing reused from the old roof, or surface-caulked instead of woven into the courses and cut into the mortar. Chimneys, sidewalls and dormers.
- Pipe boots. The rubber collar around plumbing vents dries, cracks and splits, usually around year 10–15 — well before the shingles are done. A $40 part causes a ceiling stain.
- Valleys. Improperly cut or under-lapped, or simply packed with debris until water dams above the flashing line.
- Nailing. Overdriven nails cut through the mat; high nails miss the course below entirely. This is the number one cause of wind blow-off and the number one reason a manufacturer denies a warranty claim.
- Ventilation. Not a leak source, but the reason the whole roof aged out early.
- Ice and water barrier. Missing or short at eaves and valleys.

How to Tell If You Have Hail Damage
Middle Tennessee sits in an active hail corridor, with most damaging events falling between March and May. The hard part is that hail damage on an asphalt roof is usually invisible from the ground. You cannot assess it from a ladder at the eave either. It needs someone on the roof plane or a drone at close range.
What genuine hail damage looks like: random-pattern bruises, roughly circular, where granules are knocked away and the exposed mat feels soft and slightly springy when pressed — like a bruise on fruit. Randomness matters. Damage in a straight line or a repeating pattern is almost always foot traffic, mechanical damage, or manufacturing variation, not hail.
Check the soft metals first. Before anyone climbs anything, look at gutters, downspouts, gutter aprons, vent hoods, the AC condenser fins and any metal mailbox. Soft metal dents where shingles only bruise. If the soft metals are clean, a hail claim is unlikely regardless of what a door knocker tells you.
Granules in the gutters, on their own, are not evidence of hail. Every asphalt roof sheds granules throughout its life, heaviest in the first year.
Insurance Claims in Tennessee: What Homeowners Should Know
A roofing insurance claim is a claim about a specific storm event on a specific date, not about the general condition of an old roof. The process is: damage is documented, the carrier assigns an adjuster, the adjuster inspects and writes a scope, and the carrier settles based on your policy terms.
- Know which policy you have. Replacement Cost Value pays to replace at today’s cost. Actual Cash Value pays the depreciated value of a roof at its current age. On a 20-year-old roof under ACV, the settlement can be a small fraction of replacement cost. Check before you file.
- Your deductible is your responsibility. In Tennessee it is illegal for a contractor to rebate, absorb or otherwise pay a homeowner’s insurance deductible. Any contractor who offers to “waive your deductible” is proposing something unlawful — and telling you exactly how they treat rules generally.
- Filing a claim is not free of consequence. A denied or withdrawn claim can still appear in your claims history. If damage is marginal, it is worth knowing that before filing.
- Get documentation regardless. Dated photographs and measurements are useful whether or not you file.

How to Vet a Roofing Contractor in Tennessee
Tennessee requires a state contractor license for most roofing work above a dollar threshold. Verification takes two minutes and eliminates most bad actors.
- Ask for the license number and verify it with the Tennessee Board for Licensing Contractors. Confirm the name on the license matches the company on your contract.
- Ask for a certificate of insurance sent directly from their agent — general liability and workers’ compensation. A PDF forwarded by the salesperson is not verification.
- Confirm who pulls the permit. It should be the contractor. If they want you to pull it as the homeowner, liability shifts to you.
- Ask whether crews are employees or subcontractors, and who supervises on site. Either can be fine; being told nothing is not.
- Get the workmanship warranty in writing with a term, what it covers, what voids it, and whether it transfers.

- Be skeptical of urgency. “We’re in your neighborhood today” and “this price is good until I leave” are sales pressure, not roofing.
- Never pay in full up front. A reasonable deposit is normal; the balance is due at completion.
Roofing Terms, Defined
- Square — 100 square feet of roof area. The unit roofing is priced in.
- Decking (sheathing) — the structural surface under the roof, usually plywood or OSB; older homes may have individual boards with gaps.
- Underlayment — the water-resistant layer between deck and shingles. Synthetic has largely replaced felt.
- Ice and water barrier — a self-adhering membrane applied at eaves, valleys and penetrations that seals around fasteners.
- Drip edge — metal at eaves and rakes that directs water into the gutter and blocks wind uplift.
- Starter course — the sealed first row at eaves and rakes. Faking it with cut field shingles is the most common cause of blow-off.
- Step flashing — L-shaped pieces woven into courses where the roof meets a vertical wall. Should be replaced, never reused.
- Counter-flashing — metal cut into a chimney’s mortar joint that covers the step flashing. Caulk is not a substitute.
- Pipe boot — the collar sealing a plumbing vent. A common and cheap failure point.
- Ridge vent — exhaust ventilation at the peak. Only works with adequate soffit intake.
- Net free area — the measured open area of a vent. The number that makes a ventilation calculation real rather than a guess.
- Workmanship warranty — contractor-backed coverage of installation. Distinct from the manufacturer’s material warranty.
The One Thing Most Homeowners Get Wrong
People shop shingle brands and warranty years. But since almost every roof failure is an installation failure, the manufacturer warranty is rarely the one that pays. Worse, improper installation typically voids it — leaving a homeowner holding a 50-year warranty that no longer applies and a contractor who may not be in business.

Frequently Asked Questions
Can I put a new roof over the old one?
Sometimes legally, rarely wisely. An overlay hides rot and failed flashing, adds weight, traps heat that shortens the new shingles’ life, and limits warranty options. If your roof already carries the maximum layers your local code allows, tear-off is mandatory.
How long does a roof replacement take?
Most Middle Tennessee homes are a one to two day job for asphalt. Complex roof lines, steep pitch, multiple layers or significant deck repair extend it. Metal takes longer.
What is the best time of year to replace a roof in Tennessee?
Spring and fall are ideal — shingle sealant strips need moderate warmth to bond properly. Summer works but is hard on crews. Winter installation is possible with hand-sealing, and prices are often softer. The worst time is under a tarp in an emergency, which is an argument for not waiting.
Do I need a permit to replace my roof?

Is a metal roof worth it in Tennessee?

How do I know if I need a repair or a full replacement?
Rough rule: an isolated problem on a roof with meaningful life left is a repair. Widespread granule loss, brittle or curling shingles, or multiple leaks in different areas point to replacement. Age matters — repairing a 24-year-old roof is usually money spent twice. A contractor who will not recommend a repair when a repair is right is telling you something.
