What Affects the Final Price
- Roof pitch — steeper roofs are slower to work and require additional safety equipment.
- Height — two-story homes need more setup, staging, and access work.
- Decking condition — rotted or damaged plywood isn’t visible until tear-off and has to be replaced.
- Roof complexity — valleys, dormers, skylights, and chimneys all add flashing and labor.
- Ventilation — bringing an under-ventilated attic up to spec protects the new roof and the warranty.
- County code — Sumner, Wilson, and Williamson require ice and water barrier along eaves, which adds material and labor.
