Do You Actually Need a Full Replacement?
Plenty of roofs sent to us for replacement did not need one. A roof is a system, and when it fails it usually fails at one detail rather than across the whole plane. Before you spend replacement money, these are the honest dividing lines.
A repair is usually the right call when:
- The leak traces to a single penetration — a pipe boot, chimney flashing, or a valley — and the surrounding field is sound.
- Damage is confined to one slope or one wind event, and the shingles still have flexibility and full granule coverage elsewhere.
- The roof is under roughly 15 years old and the deck underneath is dry.
Replacement is the right call when:
- Granule loss is widespread. Bare asphalt mat showing across slopes, and granules collecting in gutters, means the shingle has lost its UV protection. Repairs stop being economical at this point.
- Shingles are curling, cupping, or brittle. A shingle that cracks when lifted cannot be repaired around without breaking its neighbours.
- There is decking damage or active sag. Soft spots underfoot mean moisture has been sitting long enough to delaminate sheathing.
- Hail has bruised the mat across multiple slopes. Bruising fractures the mat beneath the surface; the roof will leak later even if it looks intact today.
- You are past 20–25 years on a three-tab or builder-grade architectural roof and are repairing more than once a year.

What Actually Drives the Price
Two houses with identical square footage can differ by thousands. These are the real variables, and all of them are knowable before you sign anything.
- Pitch. Past roughly 7/12 a roof stops being walkable and requires staging and fall protection. Labour rises steeply.
- Existing layers. Tearing off two layers roughly doubles tear-off labour and dump weight.
- Deck condition. Rotten sheathing is priced per sheet. Older homes on board decking may need an overlay of new sheathing to keep the material warranty valid.
- Complexity. Valleys, dormers, skylights, chimneys, and multiple planes all add flashing detail — that is where roofs leak, and where labour goes.
- Access. A steep driveway or tight lot that will not take a dump trailer near the house adds handling time.
- Material. Architectural asphalt, standing seam metal, and cedar shake sit at very different price points and very different lifespans.

What the Job Actually Looks Like
Most Middle Tennessee asphalt replacements are a one-day tear-off and re-roof. Larger, steeper, or metal roofs run longer.
- Free inspection. We photograph the roof, measure it, count layers, and check the deck and attic ventilation.
- Written proposal. Fixed scope, fixed price, per-sheet decking rate stated in advance. No mid-job renegotiation.
- Scheduling and permit. We pull the permit and order material to your colour selection.
- Protection and tear-off. Landscaping and siding protected, then every layer comes off to bare deck.
- Deck repair. Anything unsound is replaced and photographed before it is covered.

Insurance Replacement vs. Retail Replacement
Both routes end with the same roof and the same warranty. The difference is who pays.
Insurance. If a hail or wind event damaged your roof, your policy may cover replacement. We document the damage thoroughly, submit a complete written scope to your carrier, and install to that approved scope. You are responsible for your policy deductible — Tennessee law requires that it be paid, and any contractor offering to absorb or waive it is asking you to participate in insurance fraud. Retail. If your roof is simply worn out rather than storm-damaged, there is no claim to file and no premium impact. You choose the material and the timing. Financing is available with 0% APR options up to $200,000, so an aged roof can be replaced before it starts causing interior damage rather than after.

How long does a roof replacement take?
Most Middle Tennessee asphalt roofs are torn off and re-roofed in a single day. Steep, large, or highly complex roofs run two to three days, and metal or cedar installations take longer because of fabrication and detail work.
How long does a new roof last in Middle Tennessee?
Architectural asphalt typically delivers 20–30 years here, shortened by hail exposure and by poor attic ventilation, which cooks shingles from underneath. Standing seam metal commonly runs 40–50 years. Our climate is harder on roofs than the national average because of the freeze-thaw cycling and the hail frequency.
Can you roof over my existing shingles?
We do not. An overlay hides rot and failed flashing, adds significant weight, traps heat that shortens the new shingles’ life, and restricts your manufacturer warranty options. Every ROOFWORX replacement is a full tear-off to the deck.
Do I need to be home during the work?
No. Most customers are at work. We will walk the finished roof with you afterwards and hand over your Shield ID documentation.
What happens if you find rotten decking?
Your proposal states a per-sheet replacement rate before work begins, so you already know the cost if we find rot. We photograph every sheet we replace and it appears in your Shield ID file. There is no renegotiation mid-job.
Will a new roof lower my insurance premium?
Often, yes. Many Tennessee carriers discount for a new roof, and some offer an additional reduction for impact-resistant shingles — which we install as standard. Ask your agent about an impact-resistance credit and send them your Shield ID documentation.
